Do I need to be licensed to submit DSCR loans?
In most eligible states, you do not need an NMLS license to originate business-purpose DSCR loans. Since DSCR loans are investment-property, non-owner-occupied loans, they are classified as commercial/business-purpose transactions in most states. See our approved states list below.
What is a DSCR loan?
Debt Service Coverage Ratio (DSCR) loans are investment property mortgages that qualify borrowers based on the rental income of the property — not the borrower's personal income, employment, or tax returns. DSCR = Monthly Rental Income ÷ Monthly PITIA.
What documents does my client need to provide?
Minimal documentation is required: entity docs (if applicable), bank statements, property address, current mortgage balances, and lease agreement (or appraiser rental estimate for vacant properties). No W-2s, pay stubs, or tax returns.
Can my client close in an LLC?
Yes. DSCR Loan Funder LLC accepts loans vested in LLCs and corporations. Entity borrowing is fully supported — and in some states is actually required (Florida, for example, requires LLC vesting on non-owner-occupied investment loans).
What if the property doesn't cash flow (DSCR < 1.00)?
We offer a No-Ratio DSCR product specifically for scenarios where the property income does not fully cover PITIA. This is a common solution for acquisitions in higher-priced markets or value-add properties pre-stabilization.
How do I access Pricing Engine Pro?

Can foreign national clients qualify?
Yes. Foreign national borrowers are eligible for DSCR financing at up to 65% LTV. This extends your potential client base significantly beyond U.S. citizens and permanent residents.
Are short-term rentals (Airbnb / VRBO) eligible?
Yes. Short-term rental properties are eligible. When an Airbnb-style lease is not in place, an appraiser-generated market rent schedule is used to determine qualifying income.
